Coastal Bay

  • COASTAL BAY is a 38-unit, for-sale project targeting the medium to high-end market of Palm Beach County. These homes are designed primarily for local families. The average sale price will start at $995,000.

    The project includes:

    • 32 market-rate units averaging 3,100 SF, with floor plans offering either 3 bedrooms and 2.5 bathrooms or 4 bedrooms and 3 bathrooms.

    • 6 workforce units around 1,550 SF, with 3 bedrooms and 2 bathrooms.

    The homes will feature spacious, open floor plans with well-sized rooms. Interior finishes include energy-saving features, hard countertops, porcelain flooring, and stainless steel appliances.

    For the exterior, Key West-style architecture will distinguish COASTAL BAY from conventional Mediterranean-style homes offered by competitors like Lennar, Ryan Homes, and LGI.

  • The homes in this project will be constructed as pre-sales occur. Land development for the entire site will be completed before beginning vertical construction. The estimated timeline includes:

    • 6 months for predevelopment (including sitework permits),

    • 6 months for land development, and

    • 12 months for building (at a rate of approximately 4.5 unit starts per month).

    Sales will be finalized as each unit is completed and ready for move-in.

  • Alva Stone Group (the Developer) and Prime Sunshine Group (Capital) will partner to undertake the project. The total capital investment required is approximately $15.2 million, of which $8.7 million will be secured through a construction loan (60% LTC). The remaining $6.5 million in equity will come 10% from Alva Stone Group & Investment subsidiary ($654,000), and 90% from Prime Sunshine Group ($5.9 million).

    The project's total cost is approximately $23.8 million and will be built in phases.

  • The Oleander Oaks single-family homes residential development is a 50-unit Built-For-Rent project catered primarily to young families in the TreasureCoast seeking a single-family home lifestyle through a rental formality. This gated community will offer 3/2 units with exceptional amenities that include a pool, outdoor gym, children's playground and BBQ area.Exteriors will provide a Coastal feeling architecture to resembles the proximity to the beach (10 minutes).

These primarily1–3-bedroom unit apartments will cater to local young professionals. The project’s average unit size is 920SF in average, varying in floor plans of 1 Bed/1 Bath, 2Bed/2Bath and 3 Beds/2 Baths. An emphasis will be applied on spacious open floor plans and study/work areas.
